TITLE CLEARANCE AND CLOSINGS

Our standard residential real estate closing fee is $650.00, with a residential title search fee of $225.00, plus the standard title insurance premiums as set by our title insurance companies, either Chicago or First American.

As many savvy real estate investors know, investing in tax deeds can be very lucrative, as either they are paid off by the taxpayer, or the tax deed investor can become the owner of the real estate.

Simply purchasing a tax deed does not give an investor a clear “fee simple” ownership interest, however, as the taxpayer has the right to redeem the tax deed for a specified period of time. The tax deed investor must follow specific steps to “bar” the taxpayer’s right of redemption. After the barment process, a “Quiet Title” lawsuit is usually necessary to establish an insurable title in the real estate.
